I used to be a Realtor, before I started working in a family business, and have a lot of experience with helping people buy and sell homes. In this bad economy a lot of folks need to sell their home quickly.
There are not a lot of differences between real estate brokers. Large and small real estate firms have a lot of the same tools at their disposal. In reality, most agents do a lot of the same things when trying to SELL YOUR HOME QUICKLY.
In most cases it is a good idea to hire a real estate agent if you need to sell your home quickly. Mostly for the fact that your house will get listed on the Multiple Listing Service (MLS). Another reason is that an agent doesn't have any emotional attachment to your home. When you let your emotions get the best of you, costly mistakes can be made during the transaction.
People need to know that your home is for sale, but once they do, it all comes down to pricing. It doesn't matter how many open houses your agent will do for you (these don't work anyway). It does not matter if your agent works at a large real estate brokerage. Think of the last home you bought. Did it matter who's sign was in the yard?

Staging a home to sell is still very important. Once you create a buzz about your home listing, you need to make a great first impression on the buyer.
HERE ARE A FEW KEY TIPS:
If you home is vacant, make sure to still have the heat and AC on so it is comfortable when buyers are looking around. When I would show buyers homes, if the heat was down to 55 degrees, we didn't stay very long. It could have been a good buy but it is hard for the buyer to imagine themselves in the house when it is freezing inside. Remember, some people are very sensitive to high heat and humidity. Keep the air running on the really hot days.
Lighting is important. Make sure to have some lights on at night. Outdoor lights will welcome the potential buyer. You don't want them and their agent to fumble around looking for light switches. Try to use lamps instead of overhead lights since they give off a softer glow. You can always put them on a timer if you are worried about the utility bill.
The front door....make sure to fix sticky doors or replace screen doors that don't shut properly. Things that you may have lived with for years might be very irritating for the potential buyer.
Get rid of bad odors! Air Sponges (scroll down to the bottom of MY LENS if you want to purchase them) or odor sprays from companies such as Norwex will help eliminate odors. This is better than covering up with candles or scented sprays. Some people are very allergic to strong scents and it will drive them right out of your house!
I know these are pretty basic and common sense ideas but I can't tell you how many people didn't follow these simple steps while I was showing homes to my clients. Many times we would enter a home and walk right back out the door. Hopefully you will be able to sell your home quickly in this market.
